From Leeds the M1 south goes past Barnsley and Sheffield. North from Leeds, the A1 goes to Newcastle, Gateshead and beyond.

Why We Started
For a number of years Justin worked for architectural practices and developers, until realising he had enough experience to work for himself. Having worked in different cities, across different sectors and with excellent design and technical skills, he wanted to develop direct relationships with clients from the standpoint of his own company.
Our sector experience is broad, though most of the last 10 years has been spent on residential refurbishment and new build projects. This included a number of interesting luxury residential developments in London. Other sectors include office renovation, student halls of residence & masterplanning, reception areas, healthcare, care homes & sheltered housing, community projects, hotels, aparthotels and schools.
The main areas of our work are architectural drawings, estimates, title plans and laser cutting. Within “architectural drawings” there is a huge scope of potential services. See below for some common ones.
We have developed a large number of designs through concept design to planning application level, for any of the sectors mentioned above. Some of these have taken a very long period of time and involved a great deal of continual effort. Examples are large housing developments whose design may change from month to month, developments in conservation areas and public consultations.

A great deal of work has been done at technical level, to take work from panning stage to construction. This includes applications to building control or private building inspectors for building regulations packages. A large amount of technical work was done for London refurbishment projects which can be technically demanding.

Private Residential – Full Service
Most of our experience has been to provide full service to Residential Clients. This means we take the project right from the start and develop the design with you over a period of time. This will usually lead to a planning application, the result of which will determine the technical package.
Residential Home Alteration – Drawings Only – Online Service
If you have been across the internet looking for someone to draw alteration plans cheaply, we are able to provide a similar service. We can review the quotations you have already received and tell you what we can do. Your location can be anywhere in the UK. We will need you to provide the survey. We can follow your instructions to design the alteration and submit it to the planning office.
Commercial Clients – Full Service
Depending on the scale and nature of the project we can tailor our service to what your project will require from us. We can work on any kind of commercial project, but if this an office refurbishment, visit our Offices page.

We found that Clients wanted us to tell them the likely costs of their architectural project, so we started to gather information to create estimates from various sources. We have different methods for different purposes, from cost/m2 calculations to specific trade calculations and full elemental estimates which identify each item in the build. To find the right estimate for you, visit the Estimates page, or contact us.

We had previous experience providing the title plans for a large new build housing estate developed by one of the big housebuilders. We now provide title plans for any kind of development, whether for private or commercial clients. Visit our Title Plans page for more information, or contact us.

We started laser cutting to speed up cutting out materials for architectural models. The demand for laser cutting expanded to other reasons for cutting, such as making templates and etching materials for a variety of purposes. Visit the Laser Cutting page for more information, or contact us.

Our default position is to design with low environmental impact. From here, we work with clients to provide what they are asking for. Their brief does not always provide the scope to create sustainably, but we try to offer green options. Often, sustainable methods are perceived as too leftfield for many customers. The construction industry still has consuming methods at its heart. We would like to overturn this. Unfortunately sustainability is as much a compromise as cost, performance and quality, so while we would like to offer the most sustainable options in all cases, we have to follow the client brief. In all cases, we will provide a top quality, efficient service.
Sustainability In Our Office
The energy supplier for our office is Bulb, who buy all their electrical energy from renewable sources. This means to create your designs no fossil fuel has been used for the electricity, only wind, solar and hydro. The kitchen has had the gas hob disconnected and an induction hob added, so we have switched from a fossil fuel to renewable electric power. Room lighting is via directional GU10 LED spotlights, each with a maximum output of 5W. There is plenty of switching for task lights and lamps, therefore it is not necessary to have the main room lights on all the time.
Gas is still used for water heating. Bulb try hard to source from green gas suppliers, and any residual fossil fuel gas they buy through carbon offsetting schemes, which means trees are planted for any gas used by us.
Each year we lower our carbon impact by 3.2 tonnes by being with Bulb. This equates to the work of 1590 trees per year (source – Bulb)
Dating back to 1900, our building is not particularly airtight or insulated, so our default position is to wear a jumper before increasing the thermostat.
